How it works
From booking to certificate
Book online or by phone
Tell us the address, property type and number of rooms. We confirm a time slot that suits you.
Assessor visits
Around 60 minutes on site. We record walls, roof, windows, heating, hot water and lighting, and take photos as evidence.
RdSAP calculation
We enter the survey into approved RdSAP software, which produces your EPC score and A to G rating.
Suggestions, then lodgement
Before we upload your EPC to the government register, we send you our improvement suggestions. Make changes and we re-assess for £30, or approve and we lodge it straight away.

Common questions
What is RdSAP?
RdSAP (Reduced Data Standard Assessment Procedure) is the government-approved method for producing EPCs on existing homes. It uses a site survey plus standard assumptions, so we can rate a property without original construction drawings.
How long does an EPC last?
An EPC is valid for 10 years from its lodgement date. You can check whether your property already has one on the government's EPC register.
When do I need an EPC?
You need a valid EPC before marketing a home for sale or rent. Estate agents and letting agents will usually ask for one before listing.
Do I need to be at the property?
No. Someone needs to give the assessor access to every room, the loft hatch and the boiler. A tenant, agent or neighbour can let us in.
How can I improve my rating?
Your EPC includes a recommendations report ranked by impact. In London homes the common wins are loft and cavity wall insulation, a modern condensing boiler, heating controls, LED lighting and double glazing. Keep receipts and certificates for any work, as they help the assessor record it accurately.
What should I have ready for the visit?
Any paperwork for insulation, windows, boiler installation or solar panels. Evidence lets us record improvements that aren't visible, which can raise your score.
